To safeguard our residents and properties, the City of El Dorado enforces floodplain development standards and participates in the National Flood Insurance Program (NFIP). In the City of El Dorado, the Special Flood Hazard Area (SFHA) encompasses regions with a 1% annual chance of flooding, commonly known as the 100-year floodplain. Properties within the SFHA are subject to specific building standards, and those with federally-backed mortgages must carry flood insurance.
Floodways are critical parts of the SFHA, representing channels and adjacent areas reserved to convey floodwaters without increasing upstream flood levels. In the event of significant damage, such as from hail, fire, or a tornado, repairs and improvements to structures in the SFHA are restricted if the work costs more than 50% of the home’s current market value. This rule helps ensure that damaged structures are rebuilt to safer standards, reducing future flood risks.
